The biggest item on the agenda at the Jan. 16 meeting of the Annetta Town Council was the potential of replatting lots, drainage, and access to Deer Creek Phase IX. Kenmark Homes is a Dallas/Fort Worth builder that has aspirations of purchasing the development and building new homes there.
Deer Creek Phase IX was platted several years ago and was actually up for vote back in January, 2020, on the Town of Annetta South’s planning and zoning meeting for the same consideration.
The presentation on this night had several issues that need to be addressed before any consideration could be given to moving forward on the re-platting, the council determined. Councilman Jim Causey had several questions.
“After looking at this plat and listening to the presentation, I have some major concerns with the proposed drainage,” Causey said. “There are two designated run-off lots that are extremely close to established homes and could become a future problem.”
The plat has 47 home sites at a minimum of two acres each. Also, another concern was the amount of heavy-duty traffic from construction and the future installation of 47 water wells that would need to be tapped into the current water supply for the city.
Councilman Shane Mudge expressed his concern about the addition of the water wells.
“We have worked very hard as a city to supply our citizens water at reasonable rates,” he began. “I have five acres and I assure you that not all of it is green, especially in August.”
Further discussion was tabled until Kenmark can provide some information in regard to the drainage and traffic issues.
A representative from George, Morgan, and Sneed, P.C. gave an informative report on the town’s financial well-being. It was revealed that even with some unexpected expenditures, the town is in “exceptional” financial shape.
