City of Willow Park Notice of Public Hearing

The Planning and Zoning Commission of the City of Willow Park, Texas, will hold a Public Hearing on an application to rezone a 2.223 acre tract of land out of the I. & G.N.R.R. Co. Survey, Abstract No. 1821, Parker County, Texas: To be know as Lot 3, Trinity Church Properties, a proposed addition to the City of Willow Park, Parker County, Texas: Being a portion of those certain tracts of land described in Volume 1722, Page 269 and Volume 2457, Page 1882, Real Records, Parker County, Texas from Single Family Residential (R-2 Duplex) and Commercial (C) to Commercial (C).

The property is more particularly described as follows:
Beginning at a set “X” in concrete at the southwest corner of proposed Lot 2, in the east line of proposed Lot 1, for the northwest and beginning corner of this tract. Whence a found 5/8” iron rod at intersection of the south right of way line of Interstate Highway 20. Same being the northwest corner of said Trinity Church Properties, bears N 41˚ 30’ 28” w 608.51 feet.
Thence along the proposed common lines of Lot 2 & Lot 3 as follows:
N 88˚ 40’ 08” E 277.24 feet to a set 1/2” iron rod, for the northeast corner of this tract.
S 18˚ 40’ 04” E 207.62 feet to a set 1/2” iron rod;
S 71˚ 19’ 56” W 154.50 feet to a set 1/2” iron rod;
S 18˚ 40’ 04” E 68.12 feet to a set P.K. nail;
S 30˚ 45’ 13” W 282.34 feet to a set 1/2” iron rod;
S 79˚ 35’ 14” E 40.31 feet to a set 1/2” iron rod, at the common corner of Lot 1, Lot 2, & Lot 3, for a corner of this tract.
Thence along the proposed common lines of Lot 1 & Lot 3 as follows:
S 16˚ 30’ 13” E 50.47 feet to a set 1/2” iron rod, for the southeast corner of this tract.
N 79˚ 35’ 14” W 132.70 feet to a set 1/2” iron rod, for the southwest corner of this tract.
N 10˚ 24’ 46” E 44.39 feet to a set 1/2” iron rod;
N 30˚ 45’ 13” E 220.76 feet to a set 1/2” iron rod;
N 88˚ 34’ 44” E 50.76 feet to a set 1/2” iron rod;
N 01˚ 25’ 16” W 93.50 feet to a set 1/2” iron rod;
S 88˚ 34’ 44” W 136.22 feet to a set 1/2” iron rod;
N 01˚ 31’ 46” W 148.85 feet to a set 1/2” iron rod;
N 71˚ 53’ 14” W 58.50 feet to a set “X” in concrete;
Thence N 18˚ 12’ 22” E 90.59 feet along the proposed common line of Lot 1 & Lot 2 to the point of beginning.
